The Residential Tenancies Act 1997 (Vic) increased the mandatory safety obligations on electrical safety checks from 29 March 2021. Every two years, an electrical safety check must be carried out by a licensed electrician and must meet the requirements outlined in the Residential Tenancies Regulations 2021. This also includes all new rental agreements signed on or after 29 March, 2021
The inspection and testing must be done to the requirements of Section 4 of the Australian/New Zealand standard AS/NZS 3019:2022 Electrical installations–Periodic assessment.
AS/NZS 3019:2022 also has a verification certificate (Form 1) that must be completed and signed and given to the landlord or agent.
